Buyers ask me for a name. I would rather give you five, tell you how to check them, and let you make the call — because the inspector works for you, not for me.

Why I will not name a single favourite
An agent who hands you one inspector's card every time is doing one of two things: passing on a genuine long relationship, or passing on a habit. From where you sit, those look identical, and you have no way to tell them apart.
There is also no audited, published ranking of Florida home inspectors that anyone could point to. So this is a directory: real licensed companies working in the counties I serve, with the facts they publish about themselves and nothing else attached.
- Verify the licence. Florida home inspectors are licensed by DBPR and the numbers begin with HI. Search at myfloridalicense.com. Where a company publishes no number below, it says so.
- Ask for a sample report on a house of similar age to the one you are buying.
- Ask whether wind mitigation and the 4-point are included. On older Jacksonville housing stock you want both.
- On a pre-1975 house, ask about a sewer scope. Cast iron drain lines are a Jacksonville speciality.
- Call three. Availability inside your inspection period matters as much as anything else.

Being straight with you
What this list is not
- It is not complete. Several hundred inspectors are licensed in Northeast Florida. Seventeen companies appear here because those are the ones whose own websites could be loaded and read on 4 August 2026. Everything unverifiable was left off rather than guessed at.
- Several publish no licence number, which is noted on the entry. That is not an accusation — plenty of good businesses have poor websites. Ask for the number and check it.
- One Orange Park company was deliberately excluded because its own website gives two different phone numbers. A wrong number published under my licence is my problem.
- One company listed for Baker County is based in Lake City, outside this region. That is stated on its entry, and it is there because it publishes Macclenny in its own service area.
- One company on this page also sells roofing and siding work. That is noted too, because an inspector with an interest in the repairs is a thing you are entitled to know about before you hire them.
- Absence from this list means unverified, not unsuitable.
Common questions
Are these your recommended inspectors?
No. This is a directory of licensed businesses published so you have somewhere factual to start. I receive nothing from anyone on it, and you should compare several and choose your own.
Does Florida license home inspectors?
Yes, through the Department of Business and Professional Regulation. Licences are publicly searchable and free to check. There is no reason to hire an unlicensed inspector.
Why does one entry mention roofing work?
Because that company sells roofing and siding alongside inspections. It is on the page because it is real and licensed and it publishes service across this region. The note is there so you can ask how they handle it, or choose someone else.
Who does a sewer scope?
Some inspection companies include it, some subcontract it to a plumber. On an older Jacksonville house with cast iron drain lines it is one of the best two hundred dollars in the transaction.
How do I check a licence?
Use the DBPR licensee verification search, select the Home Inspector board, and search by name or licence number.
Report in hand and not sure what matters?
Send it over. Thirty years of looking at these means I can usually tell you in ten minutes which three items are worth raising and which forty are just what a house of that age looks like.
