4. Short Sale, Distressed Assets, & BPO Terms
4.1 Short Sale Third-Party Servicer Approvals
A short sale transaction requires formal written approval from the seller's mortgage servicer, investor (Fannie Mae, Freddie Mac, FHA, VA, or private trust), and any junior lienholders. Keith Jones negotiates and facilitates short sale workout packages; however, final deficiency waivers, relocation incentive approvals, and net proceeds terms are strictly determined by the lender/servicer.
4.2 Broker Price Opinions (BPOs) vs. Appraisals
Evaluations, BPOs, and comparative market analyses performed by Keith Jones are broker valuations conducted pursuant to Florida real estate licensing laws. A BPO is not a certified real estate appraisal performed under USPAP standards.
4.3 Hometown Heroes Down Payment Assistance
Guidance regarding Florida Housing Finance Corporation's Hometown Heroes down payment assistance program is provided as informational support. Buyer qualification, loan limits, and second mortgage terms are administered by participating state-approved lenders.
5. Mandatory Written Buyer Agreements
In accordance with 2024 NAR nationwide practice rules, all prospective home purchasers must sign a written buyer representation agreement prior to conducting private in-person or virtual home tours with Public Services Realty.
8. Communications Consent & SMS Terms and Conditions
