Why You Can't Trust the Seller's Current Property Tax Bill in Florida (And How to Calculate Your True Year-1 Bill)

Every week in Jacksonville, St. Johns, Clay, and Nassau counties, out-of-state and local buyers look at a listing in Mandarin, Ponte Vedra, or Fleming Island priced at $550,000 and see that the current owner pays only $2,900/year in property taxes. Many mortgage websites automatically plug that $2,900 figure into the monthly payment estimate.

Here is the problem: Under Florida's Save Our Homes constitutional amendment, a homesteaded owner's assessed value can only increase by a maximum of 3% per year (or CPI, whichever is lower). If the seller bought that home in 2011 for $240,000, their taxable value has been artificially capped for 15 years.

What Happens on January 1 After You Close?

When a Florida property changes ownership, the County Property Appraiser strips away the seller's accumulated Save Our Homes cap on January 1 of the calendar year following your purchase. Your new Just/Market Value resets to roughly 85%–90% of your purchase price, minus your own $50,000 Homestead Exemption (if it is your primary residence and you file by March 1) or any portability you transfer from a prior Florida homestead.

Real Example: $550,000 Purchase in Duval County (17.52 Mills)

  • Seller's Capped Tax Bill: ~$2,900/year ($241/month)
  • New Buyer's Reset Just Value (85% of $550,000): $467,500
  • Less Florida Homestead Exemption: -$50,000 → Taxable Value ~$417,500
  • Estimated New Ad Valorem Tax Bill: ~$7,315/year ($609/month)

Don't Forget Non-Ad Valorem CDD Assessments

In master-planned communities like Nocatee, Shearwater, RiverTown, Durbin Crossing, Aberdeen, and Beacon Lake, your annual tax bill also includes a Community Development District (CDD) non-ad valorem assessment ranging from $1,800 to $4,200+ per year depending on lot width.
