RiverTown CDD fees: the Rivers Edge numbers

RiverTown is served by three separate districts — Rivers Edge, Rivers Edge II and Rivers Edge III. The figures below are the original Rivers Edge district's approved FY2026 schedule. If a home is in the II or III district, these numbers do not apply to it.

RiverTown’s district

RiverTown is in the Rivers Edge, Rivers Edge II and Rivers Edge III Community Development Districts. RiverTown is served by three districts — Rivers Edge, Rivers Edge II and Rivers Edge III — so the first question is which one covers the parcel. The annual assessment appears on the St. Johns County tax bill as a non-ad valorem line, separate from property tax and separate again from any HOA.

CDD and HOA amounts are parcel-specific. Look up the non-ad valorem line on the county tax bill, or ask the listing agent for the parcel figure. Amounts move with lot size, product type, which bond series covers the parcel, and whether a prior owner already prepaid the debt portion — none of which is visible from the street.
