Nocatee CDD fees: the actual FY2027 numbers
Every figure on this page comes from the Tolomato Community Development District's own published assessment schedule — the same document behind the line on your November 2026 St. Johns County tax bill. No estimates, no ranges invented for the internet.
How the assessment splits
Your Nocatee CDD line has two parts, and they behave completely differently:
- Debt — repayment of the bonds that built the roads, drainage and infrastructure. It amortises on a fixed schedule and can be paid off. When it is, this part disappears from the bill permanently.
- O&M (Operations & Maintenance) — day-to-day upkeep: landscaping, the amenity centres, the Splash and Spray parks. This one never goes away, and it is set each year by the district budget.
Nocatee’s district
Nocatee is in the Tolomato Community Development District. Annual assessments vary by village, lot size, and whether the debt portion was prepaid. The amount shows on the St. Johns or Duval County tax bill as a non-ad valorem line, separate from property tax and separate again from HOA dues.
CDD and HOA amounts are parcel-specific. Look up the parcel on mytcdd.com or on the St. Johns / Duval tax bill, or ask the listing agent for the parcel figure. The district states its posted schedules are “general reference only” and that an exact payoff requires an estoppel letter.
Two names that get confused with Nocatee: EverRange is a separate master-planned community adjacent to Nocatee, not a Nocatee village, and is not covered by Tolomato. Twenty Mile is a genuine Nocatee village; Durbin Park is a separate commercial development elsewhere in St. Johns County.
How to get the exact number for a specific address
- Check the district's own lookup: Tolomato CDD publishes a parcel-level schedule for St. Johns and Duval each year.
- Pull the property's St. Johns County tax bill — the CDD line is itemised.
- For a binding figure (payoff or proration at closing), the district issues an estoppel letter. Tolomato charges a fee for one.
