Sale Price: Prefilled from recent comparable sales near your home when available. Drag the slider and watch every line below move with it — that's the exercise I walk every seller through before we set a list price, not after.
Mortgage Payoff: Enter what you currently owe. Your lender's exact payoff good through closing may run slightly different due to per-diem interest, so treat this as close, not exact.
Listing / Buyer's Agent Commission: Defaulted to 2.0% and 2.5% of the sale price, both adjustable above. These are negotiated numbers, not fixed ones — I set mine based on what the property and the market actually require.
Buyer Closing Cost Assistance: Defaulted to 2.0%, since most buyers in this price range ask for some help with closing costs. If your buyer needs less, you keep more — this line is often the most negotiable one on the sheet.
Florida Doc Stamps on the Deed: 0.70% of the sale price — a state transfer tax, not negotiable, and one sellers moving from other states are rarely expecting.
Owner's Title Insurance: Florida's promulgated rate — 0.575% on the first $100,000 and 0.50% on the remainder.

This is an estimate, not your actual bill — the title company confirms the exact figure at closing, and if the property carries a CDD assessment, that's tracked separately since it stays with the property rather than being prorated like the tax bill.
