A: Not quite, and this is the step I see skipped most often. An equity estimate is just value minus mortgage balance. It doesn't yet account for a CDD assessment balance if the property carries one, closing costs, or any repairs a buyer's inspector will ask you to address. If a CDD bond is attached to the property, it finances community infrastructure over decades — typically set by the district’s bond schedule on the properties I've reviewed — and appears on the tax bill on top of any HOA dues. I pull the actual figure for your address before I let a seller plan around a net number.

A: Not necessarily, but it changes the conversation, and it's exactly the situation I train other agents to handle carefully rather than push past.
