Q: The builder's on-site agent seems helpful — why bring my own? A: That representative works for the builder, not you. They're not doing anything wrong by representing their employer, but they're also not negotiating lot premiums, upgrade pricing, or closing-cost credits on your behalf. An independent buyer's agent can, at no direct cost to you in most transactions.

Caveat: in Seven Pines specifically, ask what's included in the base price versus billed as a structural or design-center upgrade before you compare it to a resale home's list price — the numbers aren't apples to apples until you account for that.
